The Market Value Of Your Home
Determining how much you can sell your house for begins with an in-depth CMA report. This is where our Realtor will will compare your home to similar homes in your area that have been listed on the market recently. Many factors are considered for this process. This includes the homes features such as the condition, number of rooms, age of the home, location, upgrades, appliances, square footage & total lot footage, current market conditions, and more. To effectively compare your home to the competing homes, it's best to have the Realtor visit your home to see it's features and conditions. This makes a BIG difference from using home-search websites compared to ours when determining the value of your home. The inaccuracy of those websites comes from the fact that they can't actually visit your home and see it's unique features and conditions, inside and out. So, the results of those websites can be greatly inaccurate. That's why we provide our clients with an in-depth CMA report so we can provide the most accurate market value of your home.
Additionally factored into the CMA report will be the current market conditions, and the list-price and/or selling-price of the competing homes. Details are analyzed carefully and the data is used to properly determine how much you can sell your house for. Our Realtor will compose a detailed report which includes current market conditions, comparable data, photos, and the market value of your home. This CMA report will be sent to your email for review via an easy-to-read PDF download.

If your goal is to maximize your net profit from the sale of your home, you should definitely consider doing any necessary repairs, renovations, and cleaning. Remember, your home is competing with other homes for sale, so it's important to make it appealing to buyers! Generally, it's a good idea to do a fresh coat of paint if necessary, and replace worn carpet or flooring too. Having a professional house cleaner is also a fantastic idea, along with having a gardener freshen up the yard. Of course this isn't required, but doing these low cost improvements will help increase the value of your home.
If you're not planning on moving your belongings out prior to listing your home on the market, there are a few important things to keep in mind. Firstly, if your home will be "owner occupied," it is recommended to pack away any items you don't immediately need. Items such as decorations, pictures, books, etc. Personal belongings should be kept out of sight as well, and any valuable items should be locked away. This is because other agents will be doing showings of your home to their buyer clients. Additionally, there will be potential buyers walking through the home during open house events as well.

The touch-screen kiosk is placed outside prior to entry which asks visitors to sign in. It displays photos of your listing with the homes basic information, such as how many bedrooms, bathrooms, and the property size. The display has a sign-in button which prompts visitors to enter their information. This helps account for who is entering your home, which provides homeowners with a sense of security. Additionally, having this kiosk in place allows our Realtor to make follow-up phone calls to potential buyers and/or their agents to ask if they are interested in submitting an offer!
